Larimer County — 523 closed · median $585,500 · 53 days on market (Fort Collins + Loveland)
Weld County — 449 closed · median $474,895 · 60 days on market (Greeley + Windsor + Erie)
Boulder County — 384 closed · median $740,000 · 39 days on market (Longmont)

The honest read → Larimer is running about 23% above Weld this month. If Fort Collins or Loveland prices have you sideways, Greeley and Windsor still deliver real square footage for the money — 20-minute commute either direction. Boulder County (just Longmont in our Big 6) is sitting at $740,000 median — the Boulder spillover effect is real.
