What that actually means → Buyers are getting room to negotiate again across NoCo. If you've been waiting for a window, this is closer to one than we've seen in two years.
Three counties, three stories
One regional number rarely tells the truth — each NoCo county is running its own playbook. Here's the breakdown:
The honest read → Larimer is running about 23% above Weld this month. If Fort Collins or Loveland prices have you sideways, Greeley and Windsor still deliver real square footage for the money — 20-minute commute either direction. Boulder County (just Longmont in our Big 6) is sitting at $740,000 median — the Boulder spillover effect is real.

Top sale of the month — across all six
Quick answers — the questions I get every week
Is now a good time to buy in Northern Colorado?
Yes — buyers have more leverage than they've had in two years. Sale-to-list ratios across the Big 6 are softening, which means sellers are willing to negotiate. Want a personalized read for your price point? Get in touch or call 303-709-4262.
Which NoCo town has the best value right now?
Greeley remains the most house-for-the-money play in the Big 6. Longmont gives you Boulder energy at Larimer pricing. Loveland is still my pick for lifestyle-driven buyers who want the Larimer feel without Fort Collins prices.
How accurate is this data compared to Zillow or Redfin?
More accurate. Every number above comes directly from the IRES MLS — the same feed I use to price every listing. No Zestimates, no national-aggregator guesses. Just what actually closed in the last 30 days.
Foreclosures near me?
Northern Colorado foreclosures and pre-foreclosures don't show up on Zillow or Redfin until they're already under contract. I track the live IRES MLS foreclosure feed for Larimer and Weld counties weekly. Reach out at 303-709-4262 for the current list — it changes every Tuesday.
